The findings document the fastest channel shift in real estate marketing history, with AI-tool usage among buyers jumping from 17 percent to 67 percent in 18 months.<\/p>\n\n\n\n<p>Zillow&#8217;s share of agent-discovery traffic dropped from 41.2 percent to 33.8 percent year-over-year, a 17.5 percent relative decline. The displaced traffic did not migrate to Realtor.com, Redfin, or other portals \u2014 it moved to conversational AI platforms like ChatGPT, the report states.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Portal Model Built for Different Buyer Behavior<\/h2>\n\n\n\n<p>The average buyer now asks 8.7 questions in a single AI chat session before identifying a two-to-three agent shortlist, session replay analysis of 12,000 buyer journeys shows. Seventy-one percent of those queries focus on hyper-local details \u2014 school boundaries, walkability scores, neighborhood crime data \u2014 that traditional portal directory listings cannot address in a conversational format.<\/p>\n\n\n\n<p>&#8220;The entire sequence from &#8216;where do I want to live&#8217; to &#8216;who&#8217;s the best agent to work with&#8217; happens in a single chat,&#8221; the report states. Average gross commission income per lead reached $1,180 for AI-sourced contacts versus $240 for Zillow leads. Time to close averaged 42 days for AI-sourced buyers compared to 87 days for portal leads.<\/p>\n\n\n\n<p>The conversion advantage stems from buyer education levels at first contact and reduced competition. A buyer who spends 30-plus minutes asking an AI about a market arrives pre-educated and behaves similarly to a referred client, the report found. AI tools typically surface three to five agent names per search, compared to hundreds or thousands competing for individual Zillow leads.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Top One Percent Capture Nearly Half of Citations<\/h2>\n\n\n\n<p>Only 8.4 percent of practicing U.S. agents appear in any AI-generated response to high-intent searches in their own markets, the study shows. The top one percent of agents capture 47 percent of all AI citation share. In 71 percent of U.S. metros, no single agent holds more than 15 percent citation share, leaving the dominant position unclaimed in nearly three out of four markets.<\/p>\n\n\n\n<p>The concentration reflects a training-data problem. Zillow, Realtor.com, Redfin, Trulia, and Homes.com collectively account for an estimated 61 percent of real estate URLs in publicly available large language model training datasets. AI models default to presenting agents as line items inside portal contexts rather than as independent professionals, the report states.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Review Distribution Drives AI Visibility<\/h2>\n\n\n\n<p>Agents with review citations spread across four or more platforms showed significantly higher AI appearance rates than agents with all reviews concentrated on a single site, even when the concentrated-review group had higher total counts, according to the study. AI grounding systems pull agent data from Google Business Profiles, local website content, and third-party consensus signals including news mentions, listicle features, and podcast appearances.<\/p>\n\n\n\n<p>Seventy-one percent of buyers will not contact an agent without third-party validation, the survey data shows. AI models disproportionately weight exactly that validation type \u2014 reviews distributed across multiple platforms rather than concentrated in a single location.<\/p>\n\n\n\n<p>Breaking through the portal-shaped default requires building an independent professional identity: consistent business information across platforms, original local content on agent websites, and review distribution across Google, Zillow, Yelp, and other directories, the report recommends. Agents focused on <a href=\"\/blog\/real-estate-website-architecture-lead-quality\" rel=\"noopener\">website architecture that surfaces local expertise<\/a> and <a href=\"\/blog\/neighborhood-pages-convert-micro-content-hubs\" rel=\"noopener\">neighborhood-specific content hubs<\/a> showed higher citation rates in AI responses.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Context and Outlook<\/h2>\n\n\n\n<p>The shift from portal directories to AI-mediated agent discovery creates the widest competitive gap in online lead generation since Zillow&#8217;s launch two decades ago. Agents who understand how AI grounding works \u2014 third-party citations, distributed reviews, original local content \u2014 can claim dominant positions in their markets while 91 percent of competitors remain invisible. The window for establishing that visibility narrows as early adopters compound their citation advantages.<\/p>\n\n\n\n<p>Real estate has the lowest AI Overview trigger rate of any major consumer vertical at 4.5 percent, according to Conductor&#8217;s 2026 AEO\/GEO Industry Benchmarks Report cited in the study. That means traditional search-engine-optimization fundamentals still matter, but the path to discoverability now requires building citation density across platforms AI models actually consult. For agents tracking <a href=\"\/blog\/real-estate-website-benchmarking-competitors\" rel=\"noopener\">how their sites compare to local competitors<\/a>, the new benchmark is not Google rankings alone \u2014 it is whether ChatGPT mentions your name when a buyer asks who to work with in your ZIP code.<\/p>\n\n\n\n<p>The 9.6 percent close rate and $1,180 average GCI per AI-sourced lead represent a fundamental improvement in lead quality over portal referrals.
